What is the best type of commercial property for a first-time investor to purchase?

I want to invest in commercial properties to generate extra income, but I’m unsure what to buy as a first-time investor.

Commercial is highly niche-specific. What works in industrial may not work in retail, and vice versa. Retail spaces may be profitable, while industrial properties might not be.
