What do you wish you had known before becoming a Realtor?

I'm thinking about becoming a real estate agent. I live in Florida, so I’m considering getting my license here to see how it goes, and then possibly considering a different state.

My first year is expected to cost around $10k, including board fees, license fees, brokerage fees, and other expenses. This doesn’t even cover living costs before I start making transactions. I initially thought it would only cost me about $2k, but luckily, I have other sources of income.
