Talk to builders early, once you know your budget range and ideally before buying land if you plan to build on your own lot. Custom builders create one-of-a-kind homes, often on your land, while production builders offer set plans and options in their communities, so the right fit depends on how much flexibility you want.
Visit homes the builder has completed, talk to past buyers, and review the contract, allowances, change-order process and warranty. Ask whether licensing applies where you live, and who your main contact will be during construction.
Cost depends on size, design complexity, site conditions, foundation type, materials and finishes, energy features, utility connections, and local permit and impact fees. Land costs are separate.
Secure financing and confirm the lot's zoning, utilities and soil conditions. Prioritize features, set a budget with a contingency, and plan time for selections so decisions do not delay construction.
