A basement waterproofing contractor finds where water is getting in and installs solutions such as interior drain tile and sump pumps, exterior waterproofing, crack sealing and window well drainage to keep the basement dry.
Common causes include water pressure in saturated soil, cracks or gaps in foundation walls, leaks where the wall meets the floor, poor grading, overflowing gutters and failing window wells. Identifying the source helps decide between interior and exterior solutions.
Get more than one opinion, ask each contractor to explain where water is entering and why their solution fits, and compare written warranties. Be cautious of recommendations that ignore simple fixes such as downspout extensions or grading.
Cost depends on the basement's size and finish, the method used, the length of drainage installed, sump pumps and backups, excavation for exterior work, and access around the house. Finished basements may need walls or flooring removed.
Move stored items, furniture and finishes away from the basement walls where crews will work, and expect dust and noise during installation. Ask where discharge lines will run outside and whether an electrical outlet is available for a sump pump.
